Off-market opportunities

The properties that never reach a public listing.

Some of the best opportunities in Ontario real estate are never publicly listed at all. CRESI's network surfaces private estate sales, discreet commercial deals, and pre-market access to new developments — before anyone else sees them.

Get on the list

Every property you can search for online is, by definition, on the public market. This page is about the ones that aren’t — properties that change hands through private relationships instead of a public listing, and that most buyers never get a chance to see.

CRESI’s off-market network spans private estate sales, discreet commercial transactions, and partnerships with established developers across Ontario. The advantage isn’t access to more listings — it’s access to opportunities that were never going to be listed publicly at all.

What comes through the network

  • Private estate sales — properties handled quietly on behalf of a family, often before any public marketing is even considered.
  • Discreet commercial transactions — commercial deals negotiated directly between owner and buyer, away from the visibility a public listing creates.
  • Developer partnerships — relationships with established Ontario developers that put us ahead of the general market when a project is being planned.
  • Pre-market access to upcoming developments — a chance to commit to a development before it’s opened to the public at large.

The common thread is timing: by the time an opportunity like this would show up in a public search, the best terms are usually already gone. Being sourced before that point is the entire point.

Markets we’re active in

Our office is in Oakville, and it’s where this network first took shape — but the reach isn’t Oakville-specific. We’re active across Burlington and the wider Greater Toronto Area, and our off-market relationships extend Ontario-wide. Oakville, Burlington, and the GTA are markets we serve well, not the limits of where opportunities turn up.

Looking for what’s currently on the market instead?

This page is specifically the off-market half of what CRESI does. If you’d rather search what’s publicly available right now, see Live Listings for how to search current Ontario listings on the RE/MAX portal — and what CRESI adds once you’ve found something there.

Get on the list

Off-market opportunities move on relationships, not on a public schedule — which means the way in is simply being someone we already know to call when something surfaces. Tell us what you’re looking for (residential, commercial, an investment property, a specific area) and we’ll reach out directly when something matching it comes through the network, market-listed or not. See Buy & Sell for how the process works once you’re ready to move on something.

Common questions

Frequently asked

What counts as an 'off-market' opportunity?
Any property that changes hands, or is available to change hands, without ever appearing in a public listing search. That includes private estate sales handled quietly on behalf of a family, commercial transactions negotiated directly between parties, and pre-construction or development opportunities offered to a short list before they're publicly marketed.
Why would a seller go off-market instead of listing publicly?
Privacy, speed, and control are the usual reasons. An estate sale may need discretion for family reasons; a commercial owner may want to test a sale without signaling it to competitors or tenants; a developer may want to fill a project with committed buyers before opening it to the general public. In every case, the seller (or developer) is choosing not to run a public process.
How does CRESI get access to these before they're public?
Through direct relationships built over time — with private sellers, commercial owners, and established Ontario developers — rather than through any public database. Sourcing something before it becomes publicly available is exactly the value this network provides; it isn't a search you can run yourself.
Which markets does this cover?
Ontario-wide. Our roots are in Oakville and the wider Greater Toronto Area, and we're active across Burlington and the GTA more broadly, but the network isn't limited to any one municipality — off-market opportunities surface wherever our relationships reach across the province.
What if I'd rather just search what's currently for sale?
That's the public market, and it's covered separately — see Live Listings for how to search current Ontario listings on the RE/MAX portal. This page is specifically for the opportunities that never reach that search at all.
